If you own an old property in Miami, you’re likely familiar with the 40-year building recertification requirement. This ordinance, initially enforced in 1975 and updated in 2001 by the Florida Building Code, mandates recertification for buildings in Florida, excluding small structures, duplexes, and single-family homes. Notices and forms for inspection are issued by the county.

How Does It Work?

Buildings in Florida must be recertified for electrical and structural safety every 40 years. Upon reaching this milestone, the county or city building authority will send a “Notice of Required Inspection,” prompting the property owner to complete the inspection within 90 days. Even without a notice, owners are responsible for obtaining recertification every 10 years.

If the inspection reveals that structural improvements are needed, the owner has an additional 60 days to complete the necessary work. A follow-up report will be submitted by the supervising engineer to confirm that the improvements have been made, and the building has been recertified.
